RGB was contracted by Crimzon Rose in 2010 for the relocation of its international front office and regional warehouse distribution facilities. RGB provided feasibility reports and schematic test fit plans for multiple facilities in Rhode Island. RGB provide complete programming, design, and construction administration services for the tenant fit-up of 105,000 square feet of office and warehouse space in an existing 600,000 square foot facility in West Warwick, Rhode Island.
The fit-up included 50,000 square feet of commercial office space and 55,000 square feet of warehouse and distribution space. Commercial office space included and new main entry, executive and open office space, cafeteria, and flexible work spaces, as well as general purpose and executive conference spaces. Warehouse distribution space included hi-bay and two-tier racking storage solutions, product and waste conveyors and shipping and receiving operations.
RGB's services also included code and life safety improvements for 92,000 square feet of adjacent flex space to accommodate future expansion. Design and construction administration of landlord improvements properly demised adjacent tenant spaces and utilities. RGB worked with Crimzon Rose to provide value added service by developing an enhanced lighting package, which provides high quality lighting while providing lighting operational savings of approximately $10,000 a year. RGB was able to demonstrate a simple payback of 1-2 years based on anticipated utility rebates and annual operational savings.
